Beacon Hill at Historic Rugby
is on a 60-acre tract originally laid out by Rugby's founders for 1880's homes. The
development's lots and winding lanes follow original rights of way and lot lines.
Utilities are underground. Natural areas remaining in Historic Rugby's ownership and the
Big South Fork National
Park protect Beacon Hill from further development. A six-acre village park, planned by
Rugby's founders, but not completed, is now part of Beacon Hill. It includes a bandstand
at the highest point in Rugby for storytelling, musical presentations, picnics and other
activities. Beacon Hill residents have access to more than six miles of walking trails in the
village park and the adjacent Big South Fork Park. Lot
owners have up to five years from purchase to begin construction of a design approved home
and a year to complete the exterior. Owners who find that they are unable to build are
required to sell their lot back to Historic Rugby at the price they paid.
All of the BEACON HILL LOTS ARE CURRENTLY SOLD. Twenty-one design-approved homes have been completed.

preservation of the architectural style and identity and the original town plan of the
Rugby Colony National Register Historic District;
- Encourage the
re-population of the Rugby community toward its historic size of from 200-300 residents;
- Establish a park-like
atmosphere atop Beacon Hill for the enjoyment of Rugby residents and visitors, as planned by
Rugby's founders, including walking trails and a bandstand at the crest;
- Provide economic support to
Historic Rugby for its preservation and educational purposes, and economic enhancement to
the community and the region.
